The following case studies summarize how Poellinger Inc.’s trained and experienced management and craftsmen work closely with owners, architects, designers, tenants, and insurance companies to provide effective solutions while minimizing down-time.

 

OFFICE COMPLEX

Structure: Three story EIFS over structural steel and light gauge framing, fiberglass insulation and gypsum board.

Problem: Water intrusion attributed to leaking roof cap at the parapet, inadequate flashings at windows and openings at mechanical penetrations.

Solution: Remove existing roof cap at parapet wall and extend rubber membrane, install new wider roof cap, remove existing windows and repair damaged EIFS, install new flashings at window head and sill to extend beyond EIFS, re-install existing windows, repair delaminated EIFS, patch at mechanical penetrations and abutting dissimilar materials, replace existing sealants at joints and apply EIFS color coat.

Work to be performed and scheduled to keep the building in full operation with no loss of tenant space.

EDUCATIONAL FACILITY

Structure: Single story school with masonry exterior combination block structure and brick exterior over interior metal furring, extruded foam insulation, gypsum board and veneer plaster.

Problem: Water intrusion thru masonry and window failure causing microbial growth and indoor air quality issues.

Solution: Replacement of window components, wet sealing of glass, joint repair and sealants at exterior brick, removal interior furring, insulation and gypsum board and remediation of contaminants.

Poellinger Inc partnered with US Gypsum to develop a paperless interior wall system including z furring and extruded insulation with 6 mil vapor barrier, cement board and veneer plaster finish. Approximately 12,000 square feet was applied in six weeks.

Work was scheduled and performed on an advanced schedule to allow for fall school start.

HOSPITALITY

Structure: Eight-story combination masonry and structural steel hotel with a post tension floor system and a matrix panel over panelized metal framing, fiberglass insulation and gypsum board.

Problem: Delamination of matrix panel, window failure and water intrusion.

Solution: Remove exterior cladding and window system and repair as necessary deteriorated metal framing, install insulation, new energy-efficient windows and exterior cladding of EIFS. Work was scheduled and performed to keep the building in operation with minimal loss of guest rooms.

This project was featured a 1995 issue of "Construction Dimensions", an industry magazine from the Association of Wall & Ceiling Industries. Poellinger Inc.’s creativity and commitment to the customer saved the hotel $500,000 in potential lost revenue by repairing the water-damaged building without taking the guest rooms out of commission.

REHABILITATION CENTER

Structure: Single story structure with combination siding and masonry exterior finishes over wood framing, fiberglass insulation and gypsum board.

Problem: Condensation with microbial growth in exterior wall cavity and attic caused by lack of insulation at supply lines from chillers to P-Tac units in patient rooms.

Solution: Systematically shut down patient rooms, remove furnishings, finishes, exterior wall gypsum board and insulation and remediate contaminants and install vapor sealed pipe insulation.

Poellinger Inc partnered with US Gypsum to develop a paperless interior wall system including z furring and extruded insulation with 6 mil vapor barrier, cement board and veneer plaster finish. Approximately 63 patient rooms, lobbies and lounge areas.

Work was scheduled and performed to keep the building in operation with minimal loss of patient rooms.

SUPPORT SERVICE BUILDING

Structure: Two story EIFS over structural steel and light gauge framing, fiberglass insulation and gypsum board.

Problem: Water intrusion attributed to leaking roof cap at the parapet, inadequate flashings and non-thermally broken windows and inadequate insulation at structural steel components causing condensation in wall cavity.

Solution: Remove existing roof cap at parapet wall and install new rubber roof system, install new wider roof cap, remove interior finishes, gypsum board and insulation, remediate contaminants, replace damaged steel framing, install closed cell foam insulation at window sills, structural steel components and wall cavity, install vapor barrier and gypsum board at interior, repair damaged EIFS, patch at mechanical penetrations and abutting dissimilar materials, replace existing sealants at joints and apply EIFS color coat.

PRIVATE RESIDENCE

Structure: Large two-story EIFS and stone exterior over wood framing, fiberglass insulation and gypsum board.

Problem: Water intrusion with structural failure.

Solution: Remove exterior EIFS, windows and roofing, remediate contaminants, replace damaged wood framing, install insulation, building sheathing, weather barrier, new windows, flashings, roofing, metal lath, cement plaster, stone and new interior finishes which were damaged by water intrusion.

Due to the extent of damage, homeowners were unable to occupy the home during some phases of the construction.

MANUFACTURING FACILITY

This building was adjacent to an interstate bridge construction project. During the construction of the bridge, the building experienced structural failure which required emergency stabilization.. This was a phased contract.

Structure: Three story combination masonry and steel structure manufacturing facility.

Problem: Structural failure of building due to proximity to new interstate bridge project.

Phase One: Emergency stabilization of north elevation.

Phase Two: Long term stabilization to allow time for relocation of existing business, protection of new bridge, site inspection and evaluation for legal settlement.

Phase Three: Additional stabilization to allow for demolition of the structure.
